Tips on Buying a New Construction Home

There was a time when people use to say “they don’t build them like they use to” and they where probably correct. But today, that is not true. Today homes are much better constructed. The building industry has come along way in the last 10 years. Technology has come to the building industry and the technology has improve the way we build home. The local codes have forced builder to build to higher standard. Area of the home that have improved have been:
1. Energy efficiency thru Energy Star and Green Building.
2. The involvement of Structural Engineer and engineer products into residential homes have improve they overall integrity.
3. High Tech wiring to keep up with today demands for information and comfort.
4. The enforcing of higher standard for all home by local building officials
The fact is yes “We do not build them like we use to.” We build them better.
Here are a few tip before you start building that new home:
1. Don’t build too much house for the neighborhood. Having the largest and most expensive house on the block might be good for your ego, but it makes the house significantly more difficult to sell in the future
2. A good rule to follow is to build to the neighbor or build for resale. Sooner or later the house will have to be sold. And a two bedroom, 6 bathroom house may be perfect for you, but will be a disaster when time to sell it.
3. Good Execution needs Good Planning. Take the time to plan out the small details. It is the small details that can transform a simple home into a Custom Home.
4. In all phases of the construction of your new home, watch your construction allowances. For example, if the allowance for light fixtures is $1000, and the ones you pick total $3000, you have to come up with the difference. This can get expensive very fast. Even small over runs add up fast when looking at lights, floor coverings, bath fixtures, kitchen fixtures, appliances, and all the other small things necessary to make your home ready to live in.
5. Last but not least, if you don’t have a warm and fuzzy for the builder in the beginning, I promise you it will not get better later. Find a builder who seems to understand your needs and who is easy to work with. Make sure he is being accommodating for the right reason, not because he has to.
You have made a good decision to build new. Pick the right home builder, take the time to plan and you will have a home for will cost you less to own over the years.
The World’s Biggest Horse Racecourse to be built in Dubai

Yet another Dubai-based megaproject is underway—this time the world’s biggest horse racecourse, and it’s already being hailed as the future horseracing capital of the world, given the infrastructure it plans for the industry. Unlike Ascot, Lexington or Newmarket, Meydan will in fact be an ENTIRE CITY built around The Sport Of Kings—a gigantic mixed use development centered on the racecourse which will be the new home of the Dubai Racing Club and the Dubai World Cup.This racecourse that is being called “Meydan” (the word stands for a meeting place where people discuss, compete and achieve), will be an entire city in itself and will be the new home of the Dubai Racing Club and the Dubai World Cup This gigantic project will span 76 million square feet and feature state-of-the-art dirt and turf tracks, while a world-class grandstand will boast a 55,000 to 60,000 capacity and span one kilometre.
Apart from the racecourse itself, the area will feature a world-class hotel, more than 10 restaurants, the relocation of Godolphin Gallery, the home of Dubai Racing Club, a museum, as well as covered car parking for 10,000 and a four-kilometre canal which will run from Dubai Creek to the racecourse. The grandstand will also serve during the off-season as a major dining, business and conference facility. The target opening date is for the 2010 Dubai World Cup. Of course, to mark its launch, the Dubai Racing Club has raised prizemoney for the showpiece race will be worth US$10 million to ensure the best horses in the world will be on hand for the opening.
